US V/S THEM This is a VERY SENSITIVE subject with us. Question: How does one convey, without being crass, what we have been told time and time again and what we have personally witnessed about the lack of standards of our competitors= products that are currently placed in the local market? After much thought (and much prodding from many business people in other non-related industries), we have come up with a true, NO EXAGGERATIONS ALLOWED, FACTS ONLY APPROACH - first in text form, then in image form (please click on the image link buttons on the lower part of this page to obtain the best views.) We have also been asked to render these photos and this information to you by many who were skeptical of all those who build because of their own personal experiences or those of friends and/or relatives when dealing with other builders and their products. We humbly and with much reservation bring this page to you. Yet, due to the frequent
requests of many of our past (and present) clients to "get the word out",
it is the ever-so-common thread running through all of their statements. It is NOT our normal way of doing business. So, with much reservation and to be truly fair to our clients and
others in the know, we are providing the following information:
OH! . . and we reserve the right to inject a bit of humor now and then to break-up the darkness - and maybe "shed" some light. We wish not to be offensive in any way . . . US We build only the highest quality at Rogue Custom Sheds-n - Outbuildings. A building supplier may save a few dollars here and a few more there by cutting corners
where quality is concerned. The day it's finished, the resulting building will, to the
untrained eye, look almost as good as the high-quality structure. But give them a few
months, then come back and look in a few years when the bargain-basement special is no
longer looking so sweet. You will see that all the little cost-cutting tricks used by the
discount specialists have taken their full toll. The few dollars saved by the discount builder won't begin to
repair their shoddy work. Top Quality Materials The materials that we use on our buildings are top quality. We do not shortcut our products to increase our profit margins. High quality siding is used on all of our T-111 sided buildings. It matches the textured appearance, warmth, and beauty of rough sawn wood. Superior painting/staining properties and building techniques help keep construction and maintenance costs down. Normal care will provide decades of durability and beauty, plus your building will give you many years of practical service. Excellence is Our Standard Our buildings meet and exceed Oregon=s and California=s stringent building requirements. Building Features: The floor system: Full sized 4x4 and 4x6 (some
have our hybrid 4"x 4+3½", and some have our 4"x7½ hybrid design Skids)
(not 2, 2x4's Walls: 2x4 and 2x6 framing, 16" on center. T-111 siding, 8" on center grooves, (4" and plain, non-grooved also available) or lap siding. 12" - 36" overhang outside, over door, 6"- 12" on sides, 6"- 12" in rear prevents water streaking. All exterior fasteners are either galvanized or specialty coated nails or screws (NOT STAPLES) to provide a long lasting, non-staining quality bond. Roof: Rafters are 16" on center with plywood sheathing. 30, 40 or 50 year dimensional shingles are available in a variety of colors to meet your needs. And for un-beatable endurance, consider our very attractive Pacific Northwest Delta Max (commercial grade) steel roof system. Once again all roofing fasteners are either galvanized or specially coated nails or screws to provide a long lasting, non-staining quality bond. Doors: Depending upon the size of your building and your individual needs, door width can be from a 32" single door up to 8' wide (or larger) double doors. Doors are made of solid wood, steel, fiberglass, or can be constructed using 2x2 and 2x4's for the framing, having the same panel siding as are applied on the outer walls. Vents:Generous placement of eave or gable vents included, to provide proper ventilation for the various climates of Southern Oregon and Northern California. Vapor Barrier: All of our buildings have a quality vapor barrier totally wrapping the building to seal it tight from the moisture that our area is so well known for. Guaranteed Workmanship RCSO uses carefully hand-selected materials of top quality in each of its units. We DO
NOT purchase our lumber in strapped bundles (units) as our competitors do. They (our
competitors PEACE OF MIND: We stand behind every building we build with a true warranty. And we are fully licensed.
All of the following statements that include "competitors" is precise and fully accurate as of this date 05/28/08. Quality Construction - THE OVERVIEW RCSO uses top-quality materials on all of its buildings as follows:2" x 4" and 2"x6" pressure-treated floor joists 12" and 16" on center. ( NOT on 24"+ centers, non- pressure treated "BOOGER WOOD") 2' x 4' studding 16" on center. ( NOT on 24+" centers, "BOOGER WOOD" ) 12" and 16" on center rafters and trusses. ( NOT on 24"- 36"
centers, Vapor Barrier: We are the only builder that uses ANY Vapor Barrier. We install a vapor barrier to block water vapor which can cause your tools to rust, mold to form, and destruction of stored items due to moisture damage. Siding we use 5/8" T1-11, plywood ( NOT cheap chip board ,
sawdust-board, OSB garbage ). What's with the practice of
"shed" companies sending out their products "built with garbage "BOOGER
WOOD", or play the price game "Oh, you want it built with that
wood" ..... That will be an extra $1250 - $1400@. . . Paint/Stain: They then have the nerve to spray your unit with a low-grade paint (and your neighbors boat, car, etc. with the overspray). We hand paint or stain with a brush all our buildings with QUALITY stain, use wood preservative, or paint to prevent water and sun damage. CDX plywood roof sheathing. ( NOT cheap chip board, sawdust-board, OSB garbage or undersized, thin plywood3/4" CDX T&G coated plywood on floors. ( again, NOT cheap chip board or undersized, thin, low-grade plywood ) 30, 40 or 50 year seal down dimensional shingles or the option of high quality commercial steel roofing, "Pacific Northwest Delta Max" (commercial grade) steel roof system. ( NOT cheap 15 - 20 year, if ones lucky!) Steel drip and rake edge. ( NOT left to the elements or charged extra for!). Full front and rear skinned doors or solid wood, steel, or fiberglass door/s. ( NOT chip board door/s that warp like crazy!) Heavy-duty hinges and real handles with real locks. (NOT cheap, fully exposed screws (their way of
constructing a "Secure Building") NOTE TO ANY POTENTIAL THIEVES: Got a screwdriver? We only use high grade fasteners i.e. coated, full-headed, full-sized shanked nails,
driven by hand with a hammer (not staples or near headless nails under/over driven with an
air gun), and high-end porcelain-coated screws. Also,
since we do not use air staplers, air nailers or airless
sprayers at anytime during our construction, we do not play the $70 -
$325 "generator fee" game - Ever! There is NEVER a charge for using our
generator (unlike Those other guys@ that bag
their customers for a generator fee, then shovel even more salt into the wound requiring
their customers to endure a short lived "shed" due to the FACT that a staple and
a nail gun often under or over penetrates the wood, making the use of these fasteners next
to useless). We NEVER use these lowball tactics in our construction. We use only true,
full-sized, full-headed nails and quality screws in our products. Also we HAND
PAINT/STAIN/PROTECT our buildings. We never spray our buildings like ALL
of our competitors do (the few who even paint, usually do so at an ridiculous up charge to
you). Then if they have to use a generator, they bag their customers even further for
"that" additional charge on top of every thing else! We will do it right, the first time - GUARANTEED. That brings up a real sticking point about ALL of our competitors, at least as of 05/28/08. NONE OF OUR COMPETITORS HAVE A REAL FULL BUILDING WARRANTY OR GUARANTEE ON ALL THEIR BUILDINGS. If they had quality products, one would think they would have at least a 30, 60 or maybe even a 90 day guarantee! It does make you suspect that they know just how poorly their units are put together. Experience the Difference, it's a difference that only skill, expertise, and dedication to excellence can make. SNOW & ROOFS Many other shed companies have turned away from the time-tested snow management approach and have adopted the "snow ... what snow" strategy. While this strategy is unsound fundamentally, the "it never snows in the valley" approach is totally irresponsible. We just replaced a competitors two year old, barn-style unit. It was an entire waste for the retired, fixed-income couple who had originally purchased it. Full size 4"x 4", 4"x 4+3½", 4" x 6" Skids and some have
our 4"x7½ hybrid design Skids. NOT 2" x
4" or 2, 2" x 4" SCARY Skids. If these small skids are too small and are placed inadequately and it freezes and the frost penetrates the soil, the soil can freeze and heave, thus causing your building to twist. Doors and windows may not thereafter operate properly until the spring thaw. Most of our competitors use 2, 2x4's or pour quality 4x4's, inadequate in quantity or placement. Some are even using non-pressure treated wood, (A SOON DEATH TO A BUILDINGS FLOOR!) We build very solid from the ground up. 4x4, 4x6 pressure treated skids (some have hybrid 4"x7½"), 2x4 and 2x6 pressure treated floor joists 12" and 16" on center and 3/4" tongue and groove flooring to support even the heaviest storage items. When compromise isn't an option. THEM A "Cheap" shed may last a few years
at best, with leaks perhaps. (SEE IMAGE GALLERY) Here are a few sample e-mails and snail mail notes on the subject. LOW/NO QUALITY SHEDS Their storage buildings are anemic. Why would anyone in the know go for such shoddy construction - It's a true embarrassment to our city ... Central Point ...OUCH!!! Mary S. Central Point, OR Everyone wants to have a real pro do their work. But how do you cut through all of the slick sales talk and promises? How do you know if the contractor is going to do the job the right way? I found a way .......... the good ol" "if it won't keep the rain out, DON'T BUY IT!!!! After looking them up in the phone book and the"slick" sales pitch, they directed me to their samples of their "mini barns" at the corner of ..... and ...... (deleted the exact location) WOW! What I know about building you could put in your left eye and it wouldn't blind you. Yet, a blind man could see the water on the inside of all but one shed, and to top it all off the doors are so cheap and flimsy I wouldn't trust them to secure my trash cans. I'm glad that there is a genuine, quality alternative here in the valley. Geo West Jacksonville, OR (SEE IMAGE GALLERY) And now for a true, unsolicited, full as written, bare knuckles, letter from a gentleman named Mike.Yo, welcome to my world. I am a retired building inspector (seventeen months out of the grind) and have been asked by a few buddies to evaluate the construction of some small buildings currently being offered in the area. After being directed to view their samplings I found the following: Lesson # One. Don=t use garbage wood in construction. It only threatens the occupants safety. Three units were so poorly designed that if it snowed as little as two inches, the roof would be at severe risk of collapse. Using under sized lumber is very risky, let alone how it reflects so negatively on your pride ( it says you're more than lacking in such). The combination of walls and rafters on 24+" centers would have a battle with the wind we often see in our area. Lesson # Two. Don=t use substandard structural members just to save a few (very few) dollars. As mentioned in Lesson # One, everyone loses when the inevitable occurs. Lesson # Three. What's with the use of RUSTED STAPLES? Staples have a place in the industry and are well known as the "QUICK and SHODDY" way of assembling two cheap pieces of wood together. Rusty ones - Hey, step up and drive a nail, Slouch! Lesson # Four. The amount of under/over driven, headless or near headless nails I've witnessed - shame on you "builders". The building structure is fully compromised when the nails (or staples) are under/over driven, crushing the (VERY GREEN) wood past its ability to function as a unit. As an inspector I'd fail the total building! Lesson # Five. Its bad enough that you are building with very substandard wood products, then you throw even more sand in my eye by making the flimsy door out of the same. Get it together. Lesson # Six. I bet you wouldn=t purchase a truck if it came from the factory (NUDE) i.e. without a paint job. In our climate it=s a must to get it protected A.S.A.P. Lesson # Seven. If your going to build the thing, at least go to code.
The "building code" is the MINIMUM standard in building
practices for both safety and durability. If your going to charge someone for your labor
and materials, put some of both in the building, not ill
gotten dollars in your bank. Lesson # Eight. Poor planning is reflected in the fit (or more precisely, the lack of fit) of all members, i.e. studs, rafters, joists, siding, trim, windows and doors. Take more time in the planning and assembling and not so much time running your unsuspecting customers= money to the bank! Lesson # Nine. I was raised to be a gentleman, so I=ll exercise much restraint in the following: I am EXCEEDINGLY TEMPTED IN THE DESIRE TO
REPORT YOU "SHODDY SHEDS ARE US" COMPANIES TO THE C.C.B. The use
of a C.C.B license number in advertising, etc. in contrast with the below substandard
building practices I=ve witnessed - OH, MY!
CLEAN IT UP! The use of a C.C.B.
license number for the purposes of drawing unknowing prospects in and forcing on them such
garbage is nothing short of criminal. The scamming of the public in such a way is FRAUD
and fraud is heavily frowned on by the C.C.B. Lesson # Ten. If a perspective building purchaser were to use the Agut feeling@ method when interviewing the proposed small building builder (Oh, INSIST on talking with the person who will be building your unit if you were to decide to use the interviewed company and purchase from them. Again the Agut feeling@ goes far here) And this along with this, look at the quality of their buildings. Cheap now = big headaches not much later.Lesson # Eleven. Consider working with a company that wants to work with you as well as for you. One that is up front and helpful, without tagging on excessive charges for unreasonable services and for items that should be included in building price, and find out if they stand behind their product. Listen to their real answer, not necessarily the one stated. Do they have a warranty? A builder with a product worth owning should have one. Mike Reynolds L.B.I. (Retired)
Short Bio: 3 years at The American Institute of Architecture 24 years fully licensed Architect /Contractor/Builder in the states of California, Nevada and Washington.20 years as a Building Inspector (Retired) (SEE IMAGE GALLERY,
some images were supplied by Mike to further illustrate the point even further) AND NOW FOR SOME MORE BAD NEWS The 24 inch spacing of joists and studs is nowadays a bad way to go in any construction. We do not recommend going over the 16 inch spacing even in a dog house (take heed Irish Wolfhound aficionados). We mention this due to the fact that most of our local competitors as of 01/09/08 DO NOT BUILD TO CODE! The next one totally slays us!!!! "BUILT ON YOUR LOT IN ONE DAY!
